Custom Lane & Brown’s of Leith
A former engineering works turned working studio and dining hall — one address holding a coworking floor, a design gallery, and five independent kitchens and bars, all looking out over the Water of Leith.
Custom Lane occupies the old Custom House on Customs Wharf, restored by Groves-Raines Architects Studios as a home for designers, makers and small creative businesses. Its ground floor café, gallery and workshop are open to anyone passing through; its upper floor holds an open-plan coworking studio for anyone who wants to stay a while.
Next door, in what was once George Brown & Sons’ engineering works, Brown’s of Leith opened in November 2025 as the food and drink half of the same project — five independent operators sharing one industrial floor, from oysters to New Haven pizza to a whisky blending studio, with resident textile and jewellery studios upstairs.

An open-plan studio floor for anyone working from Edinburgh for a day, a week, or longer.
Custom Lane’s coworking floor sits above the ground-floor café and gallery, in the same restored Custom House building — a light, open studio space designed by GRAS around natural materials rather than a standard office fit-out.
It was built for design and creative businesses first, so expect a working community rather than a hot-desk chain: architects, makers and small studios sharing desks, meeting space and a print room, with the café and Brown’s of Leith both a short walk downstairs for a coffee or a lunch break.

Worth knowing
Membership is arranged directly with Custom Lane rather than booked online — worth emailing ahead if you want a desk for more than a day, especially in festival season when Leith gets busy.
Visiting for a single working day? The ground-floor café is open to anyone, no membership required.
